For me, the money maker sites are ones that have been around for a while (one 8 years old and one about 6 years old) and have been actively developed over that time frame. Seo'd content makes a nice difference. Before I started reading boards like this one and sucking up everything I could about SEO and Adsense, my income was okay but after I started making a concerted effort to apply what I was reading, that is when the revenue really started increasing.
So MY formula for success has been:
Build sites that you hope to really grow and have a passion in.
Research what people are looking for in your niche and create relevant seo'd content for them. Repeat over and over again.
You don't need to try and create a site based on the $20 a click Adsense terms. Less competitive terms can reap the rewards of good money if there is a broad base of words people are bidding on for the niche you are in, even if you are only getting $.10 a click.
Continually update your knowledge by visiting message boards and forums and be choosy about what advice you follow. Don't immediately go out and make huge changes to your site without realizing what the repercussions of such changes may be.
Have fun doing all this stuff. I love what I do and it keeps me going and wanting to do it more Gotta love a job that really doesn't feel like a job!
